Akiyaz is not a real estate broker

Akiyaz is an independent advisory service run by Matthew Ketchum as a sole proprietor (個人事業). Akiyaz is not a licensed real estate broker (宅地建物取引業者) under Japan’s Real Estate Brokerage Act (宅地建物取引業法), and does not act as an agent or intermediary in buying, selling, exchanging, or leasing property.

Akiyaz does not negotiate prices or contract terms for you or for any seller, does not prepare or give the Important Matters Explanation (重要事項説明), and does not prepare sales or lease contracts.

Real estate transactions are handled by a licensed real estate broker partner (宅建業者). You may also use another licensed broker of your choice. Any brokerage service is provided under a separate agreement between you and that broker, and any brokerage commission is paid to the broker under the limits set by law.

Legal, registration, tax, survey, inspection, appraisal, permit, and construction work is done by independently licensed professionals (for example 弁護士, 司法書士, 税理士, 行政書士, 土地家屋調査士, 不動産鑑定士, 建築士, and licensed contractors), engaged directly by you. Akiyaz is not responsible for their services.

Akiyaz’s fees cover advisory, research, documentation, interpretation, and coordination only. They do not depend on whether a transaction is completed, and Akiyaz receives no share of brokerage commission.

They are not appraisals, building inspections, surveys, or legal, tax, or financial advice, and they may contain errors or become outdated.
